Who is Art Roy?

Why I went into real estate

The last move was the one that decided it.

By 2020 I had done this nine times before, and I still watched families arrive at Hurlburt with 30 days of temporary lodging, a rental market that had already turned over, and an agent who had never seen a set of orders. The house is not the hard part of a PCS. The timeline is. The paperwork is. Not knowing which side of the bay to look on is.

So when I retired I interned at Keller Williams Emerald Coast on the agency side to learn how a brokerage actually runs. I went to work as a licensed agent on May 22, 2020, six weeks after my retirement.

You are the one making this move. My job is to hand you the map, the timeline, and the honest read on each neighborhood, then get out of your way.

House-hunting trip window

If a trip makes sense, we structure it so you see the right homes in two days instead of burning a week of leave. If it does not, we run video walkthroughs instead.

Frequently asked

Can I really buy a home here before I arrive?

Yes. A large share of what I do is sight-unseen. It works because you get video walkthroughs of every candidate, an inspection you can read before you commit, and contract language that gives you a way out if something is materially wrong.

Do you only work with military families?

No. Military relocation is the specialty, and civilian buyers and sellers across Navarre, Gulf Breeze, Fort Walton Beach, Destin, Crestview, and Pensacola are welcome. The process is the same one either way.

What happens if my orders change?

It happens. Florida contracts allow contingencies, and we write yours with the possibility in mind so a change in orders does not cost you your deposit. We talk through the specific language before you sign anything.

How does the VA loan work if I've already used mine?

You may have remaining entitlement, and a prior VA loan can sometimes be assumed by a qualified buyer. The math depends on your county loan limit and what is still tied up in a home you own. I will walk you through the options and connect you with a VA-experienced lender.

Are you the only person I'd be working with?

No. I run the transaction, and a project coordinator keeps the paperwork, deadlines, and vendor scheduling moving. You get one point of contact and a documented timeline.
